What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total area of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service required?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more space than you actually have! Unless an appraiser has recently completed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before disputing your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A measuring service can ensure that you're paid fair market value for your house. Area is one of the biggest factors potential buyers examine when purchasing a house — but since these values are often estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's home closes at a price that correctly reflects true market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested since they can review the layout and features of the home before and after a showing.
